BEFORE SIGNIN A CONTRACT PAY ATTENTION TO:

 cost of the drafting, some landlords use agencies for this service and they may charge you the fees

– leaving the apartment before the end of the contract, please check the conditions stated in the contract. Usually a written non-renewal notice (disdetta) is due to the owner (from 6 to 1 month before). 

– charges included in the rent and which you have to pay apart. Namely utiities like electricity, gas, telephone/wifi, waste tax are not included while the building running costs for communal area, water and heating costs may be included. Ask landlord how to pay the waste tax. Sometimes landlords may ask to pay the cleaning of the flat at the end of the contract and to underwrite an insurance for third party liability.

– outstanding bills of previous tenant, ask landlord and check it. Otherwise you could be liable for any.

– accident insurance coverage for third parties accidents, landlords could ask you to undrewrite this kind of insurance

– receipt when paying the deposit/rent (it is advised to pay by banktransfer)

– permanent residenceinform landlord in advance if you need to move your residence 

 

THINGS TO KNOW WHEN MOVING IN

  • Inform landlord immediately about any damage you see in the flat (walls, furniture, doors, home appliances…) to be sure that the you will not be charged of these costs when moving out
  • Check the meters to know how much to pay if the utilities are already open (e.g. gas, water)
  • (ONLY FOR NON EU citizen) inform Questura (Immigration Office) on your address if it is different from the one you gave previously when applying for the permit and put your surname on the mail box and on the door bell. 

 

FURNITURE AND UTILITIES 

Furniture and equipment: apartments are usually furnished and comprised an equipped kitchen. In any case ask landlord about the furniture items and about the bed equipment.

Utilities and other expenses: electricity, gas, telephone, wifi, hot water, heating, TV tax, waste tax are usually NOT included in the rent. It is recommended to check it with the landlord (the tenancy contract should report it).
If the utilities are closed you may be asked to open them under your name (the procedure is called subentro). It takes about 5 working days (for gas, electricity, water).  
If the utilities are already open you may just put your name under the contract (the procedure is called voltura). Check if the previous tenant has paid the bills up-to-date! 

You may also be asked to pay the waste tax and building-related costs (management, upkeep, electricity, insurance, etc.). 

 

THINGS TO KNOW WHEN MOVING OUT

  • Send a non-renewal notice (disdetta) to the owner according to the terms indicated in the contract, especially if you move out earlier! 
  • Close the utilities contracts (the ones under your name) e.g. electricity, gas, wifi, waste tax
  • If utilities are not under your name, ask landlord how to pay the last bills
  • Make an appointment with landlord at home to check the conditions of the flat/room and discuss how to get back the deposit
  • If you keep staying in Italy you should update your address at Agenzia delle Entrate

Find an accommodation

Private accommodation

Looking for accommodation before your arrival is an asset to start well your new experience. You should begin searching for a place to stay at least a couple of months before the departure, above all if you have special needs (e.g pets).

How to search for accommodation?
There are many housing websites that match demand and offer. Most of adverts are only in Italian language.
Pay attention that also real estate agencies publish adverts on the web, so check always who you are getting in touch with when answering to adverts.

Another option are the private residences dedicated to students. Contact Welcome Office in Trieste or Udine to get a list.

Finally, once there, a good solution may be ask friends or colleagues.

What about real estate agencies?
If you rent a property through an estate agent, you must pay the agent’s fee, typically one or two month’s rent. Please verify the payment conditions in advance.

How to get in touch with landlords?
You can contact landlords by e-mail or phone, also in English.

How much is the monthly rent?
The rent is paid monthly and may range from € 250-450 for single rooms; from €500 for studios and from €650 for a two-room apartment, for long term rentals (1 year or more). Prices for short term rentals (1-6 months) are more expensive.
Monthly rent can vary based on city, the neighborhood and the facilities provided. For long term rentals, utilities bills are in general not included in the rent, ask always landlord about extra costs.

Be aware that:
– if you book an accommodation before coming you will be asked to pay a deposit
– you must be in Italy to sign personally the rent contract.

Are apartments suitably equipped?
Apartments are usually equipped with the following items of furniture: Kitchen, Beds, Tables and chairs, Couch, Wardrobes, closets, etc.
Before coming ask landlord about the furniture items available in the apartment or in the room (i.e. pillows, mattress, lamps, etc.) and about the bed equipment (bed linen, blanket, duvet, etc.).

Formalities when hosting family members/relatives/friends at home
Be aware that anyone who hosts Italian, EU, EEA citizens for more than 30 days (uninterrupted), must declare it to Questura by 48 hours after the property disposal.
If you host a Non EU citizens you have always to inform Questura by 48 hours.

Things to know

To apply for ARDIS facilities a specific ISEE certificate is required. It is a document attesting personal and household condition of the student.
Students NOT resident in Italy have to provide the ISEE parificato that is issued by certified CAF (Centres for fiscal assistance) and may be requested also by e-mail.A list of certified CAF is available on ARDIS website.
